Cowart's Common Room
The Build - Up-d8

Three zillion thanks for all the good wishes; and all advice duly taken on board. Biggest worry was foundations, as we sit in a former [1798-1854] granite quarry. Thank the Lord we have gotten fabulous foundations, and only one tie in needed. Builder knows his stuff and comes highly recommended. Payment will be at final go, he pays along the line and we settle up at end.

I pay upfront to such things as range company [going to SdeB's pm next] and have already ordered and paid deposit on kitchen units. Recycling is the name of the game here, and I am hell bent on it. Going to comments now for the rest as I don't want to take up too much space.

Irish Eyes's Avatar He's already come down eleven grand; and only takes on one project at a time. He's young but old fashioned, if that makes sense. His snag list on a previous job which I have seen was one item...the houseowner chose a colour of paint which she hated when it was up and got them to repaint. He's local and should be a Master Sergeant in the army the way he runs things. On site at 8a.m.

Weather is the cheese off, brilliant last week, and disastrously showery this week, but they are working Saturday to make up for lost time, weatherforecast is good, and it is not an extra.

There is a retention clause here in Ireland, don't know if it applies in UK or elsewhere, but you retain 10K euro at end of build for 12 to 18 months to ensure that Builder comes back if there are problems. I've also taken the precaution of talking with my solicitor who is a canny old fox, and - being Irish and superstitious - so far all is good. Will probably be a basket case at the end of it all. Am off now to blog about it now, while the humour is on me. More anon.

Withy Brook's Avatar Sounds as though you have got it all tied up. You seem to have been lucky with the builder - what a difference it makes.
Best of luck.

Westerwitch's Avatar Like the sound of your builder - yes we had a retention clause when we rebuilt after the fire - although the clause was much shorter than yours.

Keep us up to date with how everything is going.

Ivy's Avatar Long may he last your builder. Sounds as if you found the last decent chap of that kind in the northern hemisphere. I would keep his name a secret and only trade it against cashSurprised
